What’s Your Columbia Home Really Worth?

Every seller wants the same thing on day one: a number. Google “what’s my Columbia MO home worth” and you’ll get instant answers from a dozen sites. Instant, confident, and usually wrong.

Here’s why I don’t play that game, and what to do instead.

Why I won’t send you a number without seeing the house

I’ve seen sellers convinced their home was worth $50K more than it actually was because Zillow said so. I’ve also seen sellers underprice by $40K because a “quick text me the address” agent gave them a lowball number just to lock in the listing. Both scenarios are painful. Both are avoidable.

Two homes on the same street, same square footage, same bed/bath count can be worth wildly different amounts. Here’s what algorithms and quick-guess CMAs miss:

  • Kitchen and bath condition. Original 1998 oak cabinets vs. a fresh 2024 refresh is a real spread in value, sometimes $30K to $60K on the same floor plan.
  • Roof age and HVAC. A 2-year-old roof is a selling point. A 22-year-old roof is a price reduction waiting to happen.
  • Flooring, paint, and layout tweaks. Open concept vs. closed-off kitchen shifts what buyers will pay right now.
  • Primary suite additions or basement finishes. Public records rarely capture these accurately.
  • Yard, lot, and views. Two identical houses, one backing woods and one backing the highway. Same on paper. Not the same to a buyer.
  • Deferred maintenance. If a buyer walks in and mentally starts adding up projects, they’re subtracting from the offer, not the list price.

None of this shows up in a Zestimate. And none of it shows up when someone gives you a “value” from a keyboard 20 miles away.

How a real CMA actually works with me

Here’s the process, start to finish:

  1. We hop on a quick 30-minute call. I’ll ask a few questions: your timeline, your goals, whether you’re seriously exploring or just curious. Both are welcome.
  2. I walk your home. Usually 30 to 45 minutes on-site. I’m looking at condition, updates, layout, lot, and anything unique that could move the number in either direction.
  3. I pull real comparables. Not just “anything sold nearby.” Same neighborhood or the closest equivalent, similar updates, honest condition match, closed within the last 6 months.
  4. I build the CMA. You get a written analysis within a few days: comparable sales, active competition, expired listings (homes that didn’t sell and why), and a defensible price range.
  5. We talk strategy. Do we price to sell fast? Price high and reduce? Position for multiple offers? Your timeline drives the strategy.

All of this is free, and there’s zero obligation to list with me. If you decide to go with a different agent or wait a year, we’re still good.

Where the algorithms miss most in Columbia

If you’re curious about how much the online estimates can miss, here’s where I see the biggest gaps in the Columbia market specifically:

  • School zone premiums. Rock Bridge-zoned homes carry a real premium over otherwise identical homes in other zones. Algorithms only partly capture this.
  • Old Southwest character. Historic, walkable homes near downtown consistently outperform algorithm estimates because their appeal isn’t easily reducible to a formula.
  • Old Hawthorne golf course lots. On-course lots command a premium that gets averaged out in automated valuations.
  • Recent unusual sales. One weird sale on your block (a fire, a foreclosure, a bidding war) can distort an entire neighborhood’s estimated values for weeks or months.
  • Interior renovations. If you’ve invested in updates, algorithms will not reward you for them. A real CMA will.

For selling, you want a CMA done right. For refinancing or a legal situation, you probably need an appraisal. Everything else is just directional.

A Zestimate is an algorithm’s guess based on public data. It has never seen your kitchen, your roof, or your lot. A real Comparative Market Analysis (CMA) is prepared by a REALTOR® who walks the property, evaluates updates and condition, pulls actual local comps, and gives you a defensible price range. In Columbia, the difference between the two can easily be $30,000 or more.

Do you charge for a home valuation?

No. A CMA from me is completely free, and there is no obligation to list your home with me afterward. If you decide to work with a different agent or wait a year, we’re still good.

How long does the CMA process take?

The property walkthrough usually takes 30 to 45 minutes. I’ll have your written CMA back to you within a few days. If you have a tight timeline, let me know and I can prioritize.

Why won’t you give me a number without seeing the house?

Because a blind number, high or low, almost always hurts the seller. Overpricing means your home sits and buyers wonder why. Underpricing means you leave money on the table. The condition, updates, and small details of your specific property matter too much to guess from a keyboard.

What if I’m just curious and not ready to sell?

That’s totally welcome. A lot of my CMAs are for people who are 6 to 12 months out, or just want to know where they stand. There’s no expectation to list, and I don’t do high-pressure follow-up.

Do I have to list with you if I get a CMA?

No. Getting a CMA from me does not put you under any contract or obligation. If we’re a good fit and you decide to list with me later, great. If not, no hard feelings.

What if I need current market data for my neighborhood?
